Ventura County has lived through some of California's most destructive wildfires. The Thomas Fire in December 2017 destroyed 1,063 structures across Ventura and Santa Barbara counties. The Woolsey Fire in November 2018 destroyed 1,643 structures and caused over $6 billion in damage across the Agoura Hills, Thousand Oaks, and Westlake Village corridor. Fire damage is rarely limited to the burned area. Smoke and soot travel through walls, HVAC systems, attics, and belongings far from the point of ignition. Soot is acidic and begins etching surfaces permanently within days. Smoke odor embeds in porous materials — drywall, insulation, framing, carpets, upholstery — and will not resolve with surface cleaning or air fresheners. This is why fire damage requires FSRT-certified technicians, not a general cleaning crew.

Heartland's team is FSRT certified (Fire and Smoke Restoration Technician) along with AMRT, WRT, ASD, and CCT certifications. We follow IICRC S500 and industry-standard fire restoration protocols. The work eliminates the damage at the source — encapsulation, hydroxyl generators, and HEPA filtration — rather than masking it.

Most California homeowners insurance policies cover fire and wildfire damage. We document every job using Xactimate, the billing format insurance adjusters prefer, which helps claims process faster with fewer disputes. Heartland is an independent contractor — you are never required to use your insurance carrier's preferred vendor. We recommend scheduling a free inspection before contacting your insurance company so the scope is clear before the claim is opened.

The Process

How Fire Damage Restoration Works

  1. Step 01

    Onsite Evaluation & Safety Protocol

    First visit establishes structural safety, identifies hazards (compromised framing, exposed electrical, ash contamination), and defines the scope. No one enters an unsafe structure — safety comes before restoration.

  2. Step 02

    Environmental or Structural Engineering Testing

    If the damage suggests structural compromise or contaminated materials, we bring in environmental testing or a structural engineer before any demo. Making the right call here saves months later.

  3. Step 03

    Pack Out Contents

    Salvageable contents — furniture, clothing, personal items — are inventoried, packed, and removed to a clean environment for specialized cleaning. Unsalvageable items are documented for the insurance claim.

  4. Step 04

    Run HEPA Filtration During Work

    HEPA air scrubbers run continuously throughout the project. Fire residue is fine and airborne — without filtration it re-contaminates surfaces faster than we can clean them.

  5. Step 05

    Remove & Replace Unsalvageable Materials, Clean Salvageable

    Unsalvageable drywall, insulation, and finishes are removed. Salvageable framing, cabinetry, and surfaces are cleaned using appropriate chemistry for the type of residue (protein, synthetic, natural).

  6. Step 06

    Encapsulate Smoke Damage

    Encapsulation products seal in residual smoke compounds on framing and substrates so odor does not bleed through new drywall or paint months later. This step is frequently skipped by less experienced crews.

  7. Step 07

    Run Hydroxyl Generators

    Hydroxyl generators produce radicals that break down smoke odor molecules at the source. Unlike ozone, hydroxyls are safe to use with occupants present, so we can run them throughout the restoration.

  8. Step 08

    Perform Additional Scope As Needed

    Many fire jobs transition directly into construction — drywall, paint, flooring, cabinetry, full rebuilds. Heartland's construction department handles that scope, so you don't coordinate multiple contractors.
